John Humphreville’s practice includes all aspects of real estate law with an emphasis on resort development, commercial and residential real estate closings, title insurance, commercial finance and mortgage lending, land use, community association and resort development law.
John has represented state and national banking institutions in providing financing to owners and developers of commercial properties and residential resort projects, loan work out and loan enforcement situations. His services include loan document preparation and negotiation, entitlement analysis (e.g., zoning, special use permits, PUD), and title and survey review.
John has represented a major developer in the development of a prominent beach front condominium resort project on Florida’s Gulf Coast, including four high rise residential towers, parking garage, all with various recreational amenities under master association concept.
John has represented another large developer in the development of mid-rise condominium projects, two of which are associated with marinas in Jacksonville, Fort Myers and Sanibel Beach areas in Florida.
John has significant experience in representing both community association members and developers in the turnover of control from developer appointed boards to member elected boards for country clubs and master residential and mixed use communities, condominium and homeowners associations. Services include counseling in the preturnover phase, resolution of warranty, accounting, representation claims, document revisions, and establishment of ongoing operation controls after turnover.
